Large projects (500k+ are funded in major -top 25 type markets) on nationwide basis:.

  • Commercial real estate funding – including sustainability projects for acquisition, construction financing, or the renovation of an existing building for a new use (i.e. office to residential development)
  • Joint venture capabilities and mezzanine financing structure
  • Acquisition of vacant or partially vacant building in order to reposition the property within a given market

Texas Bridge Loan Parameters: ( we can do smaller loans in Texas)

  • Metro areas in Texas (population over 50,000), Loan min. 50k (Austin,Dallas,San Antonio, Houston, some 2nd Tier markets considered)
  • National: $500k to $25 million
  • Loan to value: 65% LTV
  • Security: first, blanket mortgages,  mezzanine financing, equity participation
  • 1-5 year terms,, some fixed for 25 years
  • Recourse: non-recourse and recourse
  • Closing: as fast as necessary and as fast as documentation and 3rdparty work can be performed

 

Texas Land Funds and Land Lending- The process:
Our Texas based investors have allowed us to fund projects that traditional institutions could not or would not consider in regards to land. Land LTV is always lower because of the non income producing characteristic of land. You may have to hold the land for years before the right development is doable.

Since land does not product income, the underwriting is heavily weighted towards value and understanding of land. Its important for us to understand as much about the market as possible and every detail on the land. We focus on Texas land because we have investors in our major markets and can generally move quickly to determine the value of the land.

Commercial real estate transactions have different needs, but , time and money are a large consideration. By focusing on Texas metro areas we are able to fund deals from about 100k – 4 million. We are both broker and lender and lender/investor representative. By working with several capital partners we are able to serve a broad spectrum of hard money lending needs in the State of Texas.

Raw land loans (there is  no 100% financing available on land)

Decisions are based on as is value.

Typically 50% of  “as is value” if existing appraisals, consider the Marketing exposure time noted. Less than 12 months is key.

For purchase, typically 65% of cost.

HARD MONEY LAND LOANS: WHY

Sometimes raw land need to be purchased quickly and with less underwriting than banks. Like land development financing, funding on raw land is all about location and as is value.
